You have a few options when to make the load fit your budget. You can go from 5 to 30 years for your term. The most popular is the 30 year loan. There is also the choice of doing interest only which make the payment look small but you will have other costs that aren't added in such as insurance and Property taxes.
Many of the online calculators can show you a graph of what exactly the mortgage is doing. Will graph out the principle, interest and escrow to how your mortgage acts over time. This will give you a clear picture on how everything works.
There are a many calculators on the web and it is smart to look at a few of them. I'd do some searching and find one that fits your situation the best. I would stick with one that figures in escrow with the insurance and taxes added in so you get true cost of a home. I'd also try to get pre-approved for a loan at a banker but I wouldn't spend the maximum amount they say you can borrow because you finances will be very tight.
